Paint or limewash for a brick house in Atlanta

Brick can take three very different finishes, and the choice is hard to undo. The right one depends on whether the brick has been painted before and how much of it you want to show.

Quick answer

For an Atlanta brick house, limewash suits bare, porous brick and gives a soft, weathered look that lets some brick show through. Mineral silicate paint suits bare or previously limewashed brick and gives a flatter, more even color that still breathes. Masonry acrylic paint suits brick that is already painted. Brick that has been painted cannot be limewashed without stripping first.

Start with what is on the brick now

Limewash and mineral paints soak into bare masonry and bond chemically; they will not stick properly to old latex paint. So the first question is whether your brick has ever been painted or sealed.

Bare brick gives you every option. Painted brick narrows the choice to repainting with a breathable masonry paint, or stripping first, which is slow and costly.

How each finish compares

The three finishes differ in look, breathability and how they age.

Limewash: the softest look

Limewash is made from lime and water, often from makers like Romabio, and is brushed on wet and partly washed back for a mottled look. It lets the brick breathe, so moisture can escape rather than pushing paint off.

It also wears gradually, which is part of its appeal but means touch-ups over time. Heavy rain and red clay splash on the lower courses show first.

Mineral paint: even color that still breathes

Mineral silicate paints bond into the masonry and give a flatter, more uniform color than limewash while keeping the brick breathable. They suit owners who want a clean painted look without sealing the brick in a plastic film.

They need bare or previously limewashed brick to bond properly, so they are not a fix for already painted houses.

Masonry paint: for brick already painted

If the brick was painted years ago, the practical choice is to clean, repair and repaint with a masonry acrylic. Loose paint is scraped, cracked mortar is repointed, and efflorescence is treated before coating.

Moisture is the enemy here: brick that stays wet behind paint blisters and spalls, so gutters and grading around the house matter as much as the paint.

Questions to settle before you choose

A few questions make the decision easier:

  • Has the brick ever been painted or sealed?
  • Do you want brick texture and color to show through?
  • Are you comfortable with a finish that weathers over time?
  • Does your HOA need to approve the change?
  • Are there moisture problems, like efflorescence or wet lower courses, to fix first?
