Water damage repair

Water-damaged ceiling and wall repair in Atlanta

A ceiling stain after a storm or a slow leak is the last step of the problem, not the first. We make sure the source is fixed and the area is dry, then repair and repaint so the stain doesn't come back.

Calls answered 24/7. Once the leak is stopped, we book the repair.

Quick answer

Water-damaged ceiling repair in Atlanta starts with the leak being stopped and the drywall fully dry; patching wet board only traps moisture. Repairs range from about $150 for a small patch to around $2,000 for larger damage in local cost data. Small stains get a stain-blocking primer and repaint; sagging or soft sections are cut out and replaced.

The job

What we repair, and what comes first

We repair the ceilings and walls left behind after a leak: stained paint, soft or sagging drywall, lifted tape and bubbled paint. The leak itself, whether a roof, a pipe or an AC drain, has to be fixed by the right trade first.

If there is standing water or a flooded room, that calls for a water extraction and drying company before any repair. We will tell you honestly which of those situations you're in on the call.

Warning signs

Signs a leak has damaged your ceiling or wall

  • Brown or yellow rings

Water has soaked through and dried in the drywall.

  • Sagging between joists

The board has absorbed water and lost strength.

  • Bubbling paint

Moisture trapped behind the paint film.

  • Soft spots when pressed

    Drywall breaking down from water.

  • Lifted tape joints

    Seams loosening after getting wet.

  • Musty smell

Moisture still present in the wall or ceiling.

  • Swollen baseboard

Water wicking into trim at the floor.

Step by step

How a water damage repair runs

  1. 1

    Call and triage

We ask about the leak, the damage and whether the source is fixed.

  2. 2

    Check moisture

The area is tested with a meter; wet board waits to dry.

  3. 3

    Cut and replace

Damaged drywall removed, framing checked, new board installed.

  4. 4

    Tape, texture and prime

Joints finished, texture matched, stain-blocking primer applied.

  5. 5

    Repaint

The full ceiling or wall painted so the repair disappears.

What we handle

Water damage we repair

Stain-blocking primer applied over a ceiling water stain

Ceiling stain repair

A brown or yellow ring on an otherwise sound ceiling is the most common call. If the drywall is dry and firm, it doesn't need replacing. We clean the area, seal the stain with a solvent-based stain-blocking primer, because water-based primers let the stain bleed back through, and repaint the ceiling. We repaint the whole ceiling plane rather than a patch, since old ceiling paint has usually yellowed and a spot repaint shows as a lighter square.

Sagging ceiling drywall replaced after a leak

Sagging drywall replacement

Drywall that has soaked up water loses strength, sags between joists and can crumble when pressed. Sagging sections are cut back to sound board, the framing is checked and dried, and new drywall is screwed in, taped, finished and textured to match. We also check the insulation above, since wet insulation holds moisture against the new board. The whole ceiling is then primed and painted so the repair can't be picked out from below. Light fixtures in the area are checked for water before they're reinstalled.

Bathroom ceiling mildew repaint

Gray spots and peeling paint on a bathroom ceiling usually mean the room isn't venting steam fast enough. We clean and treat surface mildew, scrape loose paint, prime with a mildew-resistant primer and repaint with a bath-rated finish. We also check the exhaust fan, because a fan that doesn't vent outdoors or is too small for the room brings the problem straight back. Extensive mold behind the drywall is a remediation job, and we'll say so if that's what we find.

Wall leak repair and repaint

Leaks around windows, behind toilets and under sinks show up as bubbling paint, stains or soft spots low on the wall. Once the source is fixed, we open the wall enough to confirm it's dry, replace damaged drywall and baseboard, and finish the patch to match the wall texture. The wall is primed and repainted corner to corner. Around windows we also check the exterior caulk, since water often enters from the outside before it shows inside. Flooring at the base is checked for swelling too.

Timing

Why we wait for the ceiling to dry

Drywall that looks dry on the surface can still hold water inside. Patching or painting it early seals the moisture in, and the paint bubbles or the stain returns within weeks.

So after the leak is fixed, we check the area with a moisture meter and schedule the repair once readings are normal. Most small stains dry quickly; soaked ceilings take longer.

Around Atlanta

Why leaks show up on Atlanta ceilings

Georgia's summer storms drive rain hard against houses, and where exterior caulk has aged at windows and trim, water gets behind the siding and down into walls and ceilings. Once moisture sits behind a painted surface it lifts the paint from the inside, and it keeps coming back until the entry point is sealed. That's why our Atlanta water damage repairs include a look at the outside of the house, not just the stain inside.

What moves the price

What moves the price of water damage repair

  1. Stain or structural damage

A sealed and repainted stain costs far less than replacing board.

  2. Area affected

A patch is quicker than a full ceiling section.

  3. Texture matching

Knockdown or orange peel texture takes extra steps.

  4. Insulation and framing

Wet insulation or framing is dried or replaced first.

  5. Ceiling height

Vaulted and stairwell ceilings need more setup.

  6. Repaint scope

Most repairs end with the whole ceiling or wall repainted.

Atlanta market range from a published local cost guide, not our price: $150 to $2,000 depending on damage.
